2. Putting the house on the market for the right price

An estate agent will often value your house higher than what it is worth just to try and get your business, only for you to then later have to reduce it significantly due to lack of interest. It’s a common tactic, so you shouldn’t just rely on the valuation from the estate agent, as well as this you should look to do your own research.

We’ve written an in-depth article on how best to determine the value of your house which talks about different ways of determining the value and deciding on what price to put your house up on the market for including things like looking at sold house prices in the area, work done on the house & market trends.

3. Give your house a bit of TLC

First impressions count, walking into a tired looking house doesn’t help if you’re wanting to sell quickly. Giving your house a fresh lick of paint & some new carpet may not be the most expensive thing to do, but it will make a huge difference from a potential buyers perspective, it makes the house look more “move in ready”, here's a great guide on how to cheaply decorate.

4. Fix and tidy

Is there anything in the house that’s broken and you’ve just learned to live with? A light bulb being out, a door that doesn’t shut properly, a crack in the plaster? It might be alright for you, but for potential buyers it could be a big turn off. If there is anything that is easy to fix and isn’t going to cost you a fortune, do it!

As a second part of this, you need to ensure that before every viewing you tidy up & make the house as presentable as possible. Having a messy house can be negative as views may not be able to properly see the size of the rooms and could struggle to visualise where they would put all their furniture and belongings.

5. Update your kitchen & bathroom

Two of the main selling points to your house are your kitchen and your bathroom, there often the two most expensive rooms in the house to replace. As they are the two most expensive, you’ll find that your house will sell a lot quicker if they look modern and up to date, if there not, a buyer may be thinking about the potential extra costs of replacing them.

6. Choose the right way to sell

You have several options when it comes to selling your home, the most traditional route is when you go through an estate agent, however this may not always be the best.

On our sell house fast page you can get a more in depth look at the different methods of selling your house, but here are a few of your primary options:

  • Private Sale (Open Market)
  • Auction
  • Part Exchanging
  • Home Equity Release Schemes

7. Make the place smell nice

There’s no bigger put off than a house that doesn’t smell nice. You may love your pet, or have no problem with having a cigarette inside, however there’s a good chance your potential buyer has a different opinion. It’s easy to make your house smell nice, here are a few simple steps:

  • Open the windows, air the house out
  • Get some automatic sprays, crack out the Shake n Vac and make up some Zoflora
  • Light some scented candles before viewings
  • Remove or neutralise anything that may smell, bin bags, cat litter box, the fridge
