Who Are Tepilo

Tepilo was an online estate agent founded in 2009 who state they have redesigned the property selling process, making it more customer-centric.

They stated that they charge a fraction of the cost to help you sell quickly and for the best possible price. On average, at the time Tepilo said that they find a buyer in under 60 days, save customers £5,120 in fees, and achieve 98% of the last advertised price.

They had an experienced team to help you at each step of selling, including valuers, negotiators, and sales progressors. You even had your own dedicated negotiator and sales progressor through the whole journey until completion.

How Tepilo worked

There are a few steps in order to sell through the online estate agent Tepilo, and we've detailed them all below:

  • Step 1: Create the ad

    You can either create your property listing yourself or ask Tepilo to. They will send one of their local agents to visit and verify your home. They can also take photos, draw up floor plans and produce an EPC. The listing goes live on all major property sale websites such as Rightmove and Zoopla.

  • Step 2: Hold viewings

    Potential buyers can book viewings for your home online, once you've said what your availability is. Tepilo then asks for feedback after the viewing, which is passed on to you.

  • Step 3: Negotiating

    Tepilo will run checks on anyone who makes an offer to ensure they have the funds in place and are ready to move. They can help you with advice once you're made an offer.

  • Step 4: Property chain

    Tepilo work on keeping the property chain in tact by communicating with solicitors and agents throughout the chain.

  • Step 5: Complete

    The final step is exchanging and completing, which Tepilo will help you through.

What Happened to Tepilo?

Tepilo Ltd, owned and founded by Sarah Beeny went into administration on 3rd December 2018, but it was a long process and concluded on 1st December 2020, they were then officially dissolved on 18th July 2023.

The reason the company went under was mainly due to financial struggles. There was an attempt to merge with Emoov in early 2018, but it didn't materialise as expected, and both companies collapsed as a result.

So, who should you use now? Well, they offered a very similar model to that of Purplebricks, or Strike, so if you are looking for a like-for-like service, those two would be the most obvious choice.

Tepilo fees

Tepilo charge £895 for their classic package. This includes:

  • Ads on Rightmove, Zoopla and Prime Location

  • Expert support

  • Home verification visit

  • Account management

  • Legal set up

  • Sales progression

  • house repayments advice

  • Professional photography

  • Professional floorplan

Watch out for Tepilo's extra charges - they're hidden within their FAQ drop-downs underneath the classic package. They offer a Viewings Package for an extra £360 where they can manage and host your viewings. Unfortunately, Tepilo don't offer a no-sale, no-fee option like some of their competitors. They do allow you to pay on completion or 10 months after completion, whichever is first.

EPC is an extra, at a cost of £90. They claim this is because some people already have a valid EPC. 

Solicitor fees are not included. The base fee for their conveyancers is £699 plus disbursements plus VAT. However, if you are on their pay-later package, and choose not to use their conveyancers, there is a £360 surcharge to opt out of this service.

Was a customer

Was a customer. After they went into administration, now no contact even though the websites are live for tepilo and emoov. I can't login and my property details are not there. I am going to use a traditional agent. I'll pay for the time tepilo actually listed my property pro rata but will not be paying the full amount.
