While properties are spending less time on the market across Walsall, the number of properties going through to sale has dramatically decreased over the past year, according to data from Home.co.uk. Detached properties marked as sold dropped as low as three over that timeframe, which suggests a slow and difficult time for many sellers.
The sold prices of houses in Walsall were, on average, £236,937 last year, according to Rightmove, which marked a 6% increase on the previous high of 2022, so buyers may be getting put off by rising costs and, as a result, waiting things out to see how interest rates perform.
Our Property Consultant Manager, Raphael Kaye, weighs in on the housing market situation right now:
“The price rises in the Walsall area aren’t ridiculous by any stretch, but they are moving quicker than many other areas in the West Midlands. Birmingham’s house prices rose by just 2% in the same period, so Walsall homeowners are being made to wait to sell up in the current climate.”
Here’s what seems to be affecting the housing market in Walsall in 2025:
The Express & Star recently reported that one in six homes in Walsall were privately rented, according to ONS data, which could be putting sellers in a sticky situation as they compete with landlords who increasingly want to buy to let.
❌ The bad news: There may be more interest from investors than normal buyers in the Walsall market, which could be giving sellers a skewed view of the market.
✔ The good news: Selling to a cash buyer like The Property Buying Company is a straightforward way to complete, with no negotiations or awkward conversations.
Most buyers seem to be after semi-detached houses in Walsall at the moment, with Rightmove data stating that they made up the majority of houses sold in the area last year. They went for an average of £232,330, which was just a few thousand pounds less than the average for all properties in the Walsall area.
❌ The bad news: Sellers of properties that aren’t semi-detached might be seeing less interest from the market because of this apparent buyer preference.
✔ The good news: You can sell any property of any type and in any condition to us as cash buyers—we are here to make your house sale as easy as possible.
Wherever you are in the Walsall area, you’ll likely be going through the same frustrations as every other seller—it’s hard to watch the number of property sales going through fall so heavily in the space of 12 months. There is still hope to sell, though, especially if you need to sell quickly. A cash buyer like us can step in and buy your house straight away, which can be really useful if you have a property chain that needs saving—simply enter your postcode in the box below to get started and we’ll be in touch.
Don’t be disheartened by the fact that fewer houses are selling in your local area—there are still plenty of options to sell on and move on with your life.
There’s the cash buyer alternative to selling on the open market, as mentioned, but there’s also the option of selling at a property auction in Walsall, too. Similar to selling via a Walsall estate agent, the latter will come with fees that will need to be paid based on the final sale price, but the option of selling to a cash buyer instead will save you the hassle and, indeed, the not-so-small fortune of that.
Here’s what your options could look like to sell your house:
| METHOD | YOU PAY | AVERAGE SALE TIME |
|---|---|---|
| Selling at an auction | £2.5k-5k | 6-10 weeks |
| Selling with The Property Buying Company | £0 | 2-3 weeks |
| Selling via estate agents | £1k-5k | 16-52 weeks |
Of course, it’s entirely your choice at the end of the day, so you hopefully won’t need to rush into any decision. You can be led by the housing market and keep an eye on the likes of ONS data, for instance, which shows that houses in the Walsall area rose faster than most others across the whole West Midlands area in the past year: 5.8% vs 3.7% in the year to August 2025.
Be sure to compare a few different sources as well to keep across the market. While the ONS shows an average house price of £214,000 in Walsall, Rightmove’s data shows an average that’s more than £22,000 higher at £236,937. The majority of properties sold in Walsall over the past year were semi-detached, which is a property type that has experienced a 12% drop in the average time on market during the same time period.
Whatever your circumstances, it pays to keep your finger on the pulse of the market so you know what you might get for your house and when might be a good time to sell.
If you’re in a hurry to sell and you’d rather avoid all the trouble that the open market brings with it, you can opt to sell to a cash buyer today.
