Was a little bit apprehensive at the beginning speaking to this company as I didn't know anything about them, I was allocated a guy called Marc Andrews who really new his stuff, I needed a quick sale for personal reasons and Marc certainly made sure of that, I'm the kind of person that asks a hundred questions and Marc answered every single one of them, he didn't once tell me anything he couldn't deliver, a credit to the company and to himself, all complete now and I am very happy with everyone involved. Keep up the great work Marc.

Houses in Portsmouth have broadly been spending longer on the market in 2025 than in previous years, with detached properties in particular taking 25% longer to sell. The actual number of such properties sold in the year to August 2025 fell by 7%, too, so it would seem that buyers have been reluctant to reach up to the higher end of the market this year.

Comparatively, semi-detached homes sold 10% quicker, but experienced a 40% drop in numbers—only 45 were marked as sold in 2025, according to Home.co.uk data. The number of flats sold also fell dramatically by 43% over the same period.

This would suggest it’s a tough seller’s market in Portsmouth at the moment—if we look at recent ONS data, we can see average house price changes reflecting that, too. The average cost of a property in the year to September 2025 was £245,000, which was the same as the year before and the same as the wider South East region.

We asked Karl McArdle, the CEO at The Property Buying Company, for his thoughts:

Market insight – Portsmouth
“We’ve heard about some sellers struggling to sell on the open market in Portsmouth lately, so it’s no surprise to see the relatively stagnant house prices when compared to the rest of the country. Selling on the open market always comes with its unpredictable challenges, so we’d urge sellers to consider other options in 2026.”
Karl McArdle The Property Buying Company

Let’s take a look at the factors impacting Portsmouth’s housing market in 2025:

More properties increasing competition, but sales still falling

Estate agent Bevoir reported that the number of properties for sale in Portsmouth went up by 53.9% over the three years to the end of 2024, but recent Home.co.uk data suggests that fewer of them are actually selling this year, which is partly down to the stamp duty changes in April.

The bad news: Buyers with more choice can deliberate (and negotiate) over their purchases for longer, leaving houses on the market for longer on average.

The good news: Sellers in the Portsmouth area can avoid negotiations and sell quickly to a cash buyer like The Property Buying Company.

Terraced housing pushing up average prices in Portsmouth

Contrary to ONS data, Rightmove reported through data obtained from HM Land Registry that the average house price in Portsmouth was up by 2% on the previous year. The most popular type of housing in the area—terraced property—was selling for an average of £287,374 per property, which was actually higher than the average of £285,898 across all housing types.

The bad news: Different property portals sometimes give sellers and buyers a slightly different market to play with and it can be a lot to keep up with.

The good news: We can help you sell quickly for a fair price at The Property Buying Company, thanks to our cash reserves that are ready to go.

No matter how long you’ve spent on the housing market in Portsmouth, you’ll know it’s nobody’s favourite place. How to sell your house quickly in Portsmouth

You have a few different options for selling your home in Portsmouth. How you go about it depends on your priorities.

There’s always the option to sell via an estate agent, either online or on the high street. This is perhaps the most common option across the UK, but it’s rarely the cheapest. You could pay up to £5k and wait up to a year for completion for the privilege.

You also have the option to sell at auction or to a cash buying company like us. Selling to the winning bidder at an auction may cost you similar fees, but you will get to complete much sooner. Selling to a cash buyer will leave you with no fees to pay and you could get the whole thing done within a couple of weeks (or sooner if you like!).

METHODYOU PAYAVERAGE SALE TIME
Selling at an auction£2.5k-5k6-10 weeks
Selling with The Property Buying Company£02-3 weeks
Selling via estate agents£1k-5k16-52 weeks

You can sell any type of property to a cash buyer like us, but you might be restricted if you want to sell on the open market or at auction, since buyers and bidders can be a little pickier if they are looking for something specific. We’ll buy any house in any condition, so it’s worth getting in touch to at least see what you could get for it.

Looking at Rightmove data, we can see that flats sold for an average of £192,254, while semi-detached houses went for £375,445 over the past year. This is dependent on houses being fully prepared for a sale, with decorating and repairing and all the rest needing to take place before going to market. With a cash buyer in Portsmouth, such as The Property Buying Company, you don’t have to worry about any of that—you can sell any house at any time and for any reason.
