Source: Time On Market Report and Property Asking Price Report for Exeter - October 2024 to October 2025 - Home.co.uk
In the year to October 2025, properties in Exeter were spending a fair while longer on the market than they were the previous year, according to data from Home.co.uk. Detached properties in particular spent over 40 days longer on the market during that time period, which has put some sellers in difficult situations. Do they hold out for the right buyer or do they reduce the asking price and hope a willing buyer eventually comes along?
The trouble is that, as we can see from the data, fewer properties are going through to completion as well, so there may be fewer buyers out there than sellers would like to accept. It’s these kinds of frustrations that have left some homeowners feeling like they don’t know what to do next.
Raphael Kaye, our Property Consultant Manager, has seen this play out across the country of late—he shares his thoughts here:
“The current climate is making it difficult for buyers all over the country to commit to a house purchase, as many people are waiting to see what happens to the interest rate. Not the news that sellers want to see, but luckily for them, cash buyers aren’t affected by such second-guessing...”
Take a look at a couple of the greatest factors affecting the housing market in Exeter in 2025:
Data from the ONS shows that average monthly rents in the Exeter area came out at £1,316 by the end of September 2025, which represented an annual increase of 6.5%. It was also higher than the 5.3% rise seen across the South West region, so renters who are would-be buyers are possibly being squeezed out of the market—this might be one of the reasons why the number of properties sold in the past year has decreased so significantly.
❌ The bad news: Sellers are seeing fewer and fewer buyers on the open market and are struggling to sell properties as quickly as a result.
✔ The good news: The Property Buying Company is a cash buyer that allows you to sell within days or weeks rather than months (or even years).
We can see from Home.co.uk’s data that sales of every type of property in the Exeter area fell between October 2024 and August 2025—the total dropped by almost half (48.4%) from 250 to 129. Terraces are still the most popular property and this aligns with Rightmove’s data, which shows an average sale price of £292,358 in that period, but the perceived lack of interest is a real worry for sellers who are dead set on selling via the open market.
❌ The bad news: Sellers who want to sell via the traditional method with estate agents are facing real challenges when it comes to finding a buyer.
✔ The good news: As a cash buyer, we can take any property in any condition off your hands, so you don’t have to deal with the stress and uncertainty of it all.
When you’re faced with the reality that fewer properties are selling and those on the market in Exeter are staying there for longer before doing so, it’s difficult to get motivated to sell your house. Thankfully, though, there is a way for you to sell your house in as little as seven days—sell to a cash buyer like us and you could have the money in your bank by the end of next week. It can be a great way to save a property chain from collapse if you’re in that position, but whatever your circumstances, your house can and will sell if you choose us.
It might feel like the open market is your only option to sell your Exeter home, but that couldn’t be further from the truth. It also couldn’t be further from the quickest way to sell your home—recent Rightmove data has uncovered that house sales are slowing down, too, with the average time it takes to sell increasing by 10% year-on-year to 37 days.
It’s important to bear in mind that you don’t have to settle for selling on the open market, as there are quicker ways to find a buyer. Here’s how your options compare:
| METHOD | YOU PAY | AVERAGE SALE TIME |
|---|---|---|
| Selling at an auction | £2.5k-5k | 6-10 weeks |
| Selling with The Property Buying Company | £0 | 2-3 weeks |
| Selling via estate agents | £1k-5k | 16-52 weeks |
The aforementioned Rightmove House Price Index found that buyer demand was down by 8% in October 2025, so sellers are facing a bit of an uphill battle across the country (Exeter homeowners, you’re not alone).
Many people stick to the open market in the hope that they’ll find a buyer eventually, but that doesn’t always work out and often means watching a dream property or two come and go. The alternatives of selling to a cash buyer or selling at auction can be wise ways to speed up the house sale process and get the money in your bank quickly, so you’re more than ready for your onward purchase—or, indeed, whatever else you have lined up next.
Your house’s value will change over time, too, so it’s important to keep an eye on the market to maintain a realistic view of what you could get for it. The most recent ONS data, for instance, has the average house price in Exeter at £295,000, which was a 2.4% increase on the year before, but house prices on Rightmove have the figure at £328,483 and the change as a 2% decrease on the year before.
This goes to show how changeable the market (and who you speak to) can be in Exeter, so it’s always worth exploring your options. If the convenience of a quick sale is the most important factor in your house sale process, you might want to get your free cash offer sorted today.
