If you’re thinking about using Property Solvers as a cash buyer on your house or flat, it might be worthwhile doing a bit of research into their business and previous cash sales. We understand that it’s hard enough finding a buyer for your home at the moment, and you may want to just pull the trigger and be done with it.
However, doing a bit of due diligence is always helpful. Besides, we’ve done all the work for you, providing an in-depth look at Property Solvers right here, including customer reviews, services, and experience.
On this page you’ll find a lot of unbiased information about Property Solvers, including their pros and cons as a cash house buying company. You’ll also have a chance to compare the services and offerings from Property Solvers to other companies in the UK.
Understandably, you must have your own questions about how we, a cash buying company, can be unbiased when it comes to reviewing another cash buying company. It’s a valid question and one we’re very much aware of. We’re going to do our best to only present the facts about Property Solvers and not our own biases. However, we may occasionally highlight things about Property Solvers that raise alarm bells or deserve applause based on our expertise within this industry.
We’ll also compare Property Solvers honestly and fairly to our own business and other cash buyers. All the while, we hope to remain impartial. Because at the end of the day, all we want to do is provide you with useful information and guidance that can help you as a seller.
Keep in mind that this is only one source. You should refer to multiple sources when researching a particular cash buyer. This should only be one of many guides you use before deciding which company you’d like to go with.
We’re honoured to have been featured in the media by several leading outlets and major publications
Property Solvers was founded in 2006 by James Durr and Ruban Selvanayagam, who still head up the company today. Based in Nottingham, the company boasts almost 20 years’ experience within the cash buying industry. When it comes to buying property, they cover the entire UK, including Northern Ireland and Scotland.
On its website, Property Solvers positions itself as a hybrid property buying company. They offer three main services, which we’ll look at closer very shortly. Along with offering cash sales, they can arrange property auctions and estate agency sales. As a cash buyer, they say they can purchase property between 7 and 28 days. They also typically offer 75% of market value for cash sales.
Property Solvers is a member of the National Association of Property Buyers (NAPB) and The Property Ombudsman (TPO). They’re registered with the ICO.

Property Solvers positions itself as a hybrid cash buyer. This means they offer three distinct routes for selling your house through them:
Classic quick cash house sale
Traditional and modern property auctions
Estate agency
Their service differs greatly depending on which avenue you choose. Because we’re reviewing this company from a cash buyer standpoint, we’ll focus on their cash buyer services. But it’s worth noting that both their auction and estate agent arms claim to secure 100% of market value, while their cash buying arm claims to offer up to 75% of market value.
As a cash buyer, Property Solvers claims to be able to purchase your house in as little as seven days, which is a typical minimum for cash buying companies. However, they also state that the time to sell can be as long as 28 days, which is about one week longer than most cash buyers. They also state that if you want a sale within seven days, additional paperwork will be required. This is a free-free service, including all legal and surveyor costs, which are covered by the company.
As far as experience goes, they claim to have completed hundreds of property sales since 2003. They also have cash funds available to purchase property and are open to showing their bank statements.
According to their How We Work page, Property Solvers has quite an involved cash buying process encompassing 11 steps. This is quite a lot of steps for what should be a relatively straightforward cash purchase. For example, The Property Buying Company has a simple three-step process that helps expedite the sale and get the cash into your bank account quickly.
Property Solvers goes into a lot of detail about each step, which is helpful. For the sake of brevity, we’ll summarise the steps here.
Step | |
---|---|
Step 1: Initial Phone Chat | An open conversation about selling your house and your sale goals. |
Step 2: Alternative Options | Exploring alternative options (e.g. auction and estate agent) based on your priorities. |
Step 3: House Valuation Questions | Questions and online research to initially value your property. |
Step 4: Initial Offer | A no-obligation offer based on the initial valuation. |
Step 5: In-Person Viewing | Face-to-face meeting at your property for a more in-depth valuation and to answer your questions. |
Step 6: RICS Survey | Independent survey of your property from an RICS-registered professional. |
Step 7: Formal Offer | A guaranteed offer price and expected completion date based on your goals. You’re also appointed a solicitor and given a Memorandum of Sale. |
Step 8: Seller’s Pack | Provision of a seller’s pack for you to fill out with the necessary information. |
Step 9: Solicitor Searches | The solicitor looks into various elements, including clay, water/drainage and local authority searches. |
Step 10: Contracts | Contracts drawn up. You may be asked some additional questions necessary to close the sale. This usually takes 7 days |
Step 11: Completion | Contracts exchanged and the sale completed. |
This is a much longer process than you’d expect from a cash buyer. To put this into perspective, here is the cash buying process we tend to provide to our customers:
This is a little stripped back for simplicity, but even the most in-depth version is only really five or six steps, depending on your property and situation. The goal is to make this process as simple and streamlined as possible for all involved. Having too many steps can draw out the cash buying process, costing your time, energy and potentially money.
Too many steps can also give the cash buyer too many opportunities to withdraw or lower their offer. Based on Property Solvers’ process, there are many more steps or chances for them to do this after you’ve already committed a lot of time and energy to the sale.
Let’s take a closer look at Property Solvers on Trustpilot and Google reviews.
Here’s Property Solvers’ overall situation on Trustpilot as of 12 September 2025:
It’s odd that Property Solvers claims to have sold over hundreds of properties yet only has 114 reviews on Trustpilot. However, aside from this discrepancy, their public profile looks quite strong with a 4.7/5 rating getting them into the Excellent category. Over 90% of their reviews have resulted in five stars, while 1-star reviews only make up 4% of their total.
Out of its 114 reviews, Property Solvers has responded to 58, which is a good response rate of 50%. This is significantly better than the 10% response rate that RaveCapture considers as High. The company has also responded to all of its 1-star reviews, indicating good communication with unsatisfied customers.
These poor reviews by displeased customers highlight some concerning business practices, including:
Offering less than 50% of the property’s market value (read full review)
Not responding to enquiries for a cash offer (read full review)
Becoming aggressive and unprofessional with customers (read full review)
Here are some recent Trustpilot reviews for better context into the good and bad experiences people have had with Property Solvers:
"Property solvers were a great company to deal with. Always got back to me with answers when needed and were upfront with information. They kept their word which is especially important to me. I would recommend this company if you need a quick sale."
Date of experience: August 13, 2025
"On initial conversations, we were told to expect an offer of between 70-70% market share. However, when the offer came through it was less than 50% of the market value (having had it valued on the same day an offer was provided by Property Solvers). Other cash buying companies offered much higher amounts and we've decided to go with those and so far so good. At least we didn't waste too much time or money. I wouldn't call this company a reputable one and certainly wouldn't recommend them."
Date of experience: September 21, 2024
Here’s Property Solvers’ overall situation on Google as of 12 September 2025:
Property Solvers has a near-perfect score on Google with 4.9/5 stars from 43 Google reviews. It’s again a little disconcerting to see so few reviews from a company that claims to sell hundreds of houses, but the overall score is still impressive.
The general sentiment towards Property Solvers is a lot more positive on Google than Trustpilot. While customer service has been called out for being subpar on some occasions, Property Solvers maintains a solid track record with customers.
However, it’s worth noting that a lot of the 5-star reviews aren’t about the entire cash buying service. They’re more about the initial conversations where people have eventually gone with another option but have appreciated the professional and efficient service.
Here are some recent Google reviews for better context into the good and bad experiences people have had with Property Solvers:
"Although we could not reach a value that worked for both of us, the service and clarity of information was excellent. I didn't feel under pressure at any time."
Date of experience: July, 2025
"Absolutely disgusting service when asking about buying one of their properties, person claimed they only buy property and do not sell property. Then hung up on me."
Date of experience: 2 years ago
In the table below, we’ve provided a clear comparison of Property Solvers’ performance on Trustpilot compared to other companies. Property Solvers is pretty much on par with a lot of companies when it comes to overall rating and the percentage of 5-star reviews. It also has a high percentage of 1-star reviews compared to most other companies.
What stands out the most is its low number of reviews, the second lowest in this group. It can sometimes be harder to properly gauge a company’s performance and consistency of customer service when the review sample size is so low. For example, we have a lower overall rating by 0.1 stars, but we also have over 2,000 more reviews, which can provide a complete and reliable look at our commitment and performance.
Company | Overall Rating | # of Reviews | 5-Star Reviews | 1-Star Reviews |
---|---|---|---|---|
Property Solvers | 4.7/5 | 114 | 92% | 4% |
The Property Buying Company | 4.6/5 | 2,509 | 82% | 5% |
Home House Buyers | 4.9/5 | 229 | 96% | 1% |
My Homebuyers | 4.9/5 | 65 | 100% | 0% |
Good Move | 4.9/5 | 1,091 | 94% | 1% |
Homebuyers4u | 4.7/5 | 235 | 89% | 2% |
House Buyer Bureau | 4.3/5 | 381 | 75% | 5% |
Data last updated 12 September 2025
The above data from Trustpilot and Google indicate a good commitment to customer service and satisfaction by Property Solvers. However, the sample size is quite small so it’s difficult to get a complete view of the company compared to other cash buyers that have more reviews.
This doesn’t mean the company is untrustworthy. But it does mean it’s helpful to investigate the business further to make sure they’re following the right practices of a legitimate cash buyer. We have an insightful article on how to check if cash house buying companies are legitimate. We’re going to apply the checklist we outline in that article to Property Solvers. Based on this we see Property Solvers as a trustworthy and legitimate cash buying company.

Based on the table below, Property Solvers has a similar service and offer as other professional cash buyers. They’re around the middle of the pack when it comes to experience and, like many others, provide a fee-free service. They have the necessary memberships and registrations to boost trust and compliance, and claim to have cash funds and buy houses in any state.
Where they fall short of other cash buyers is their typical cash offer and the speed of their process. Their offer doesn’t get any higher than 75% and we have already shared a review where one customer achieved better offers from other cash buying companies. They can also take one week or longer to close the sale than other cash buyers.
So if you choose to go with Property Solvers as your cash buyer, you may end up getting less for your property and waiting longer for it to sell.
Company | Experience (years) | Fees | Speed (days) | Offer % of MV | TPO & NAPB Member | Cash Funds | Houses in any State |

Property Solvers | 18+ | Zero | 7-28 | Up to 75 | Yes | Yes | Yes |

When we compare Property Solvers’ service to The Property Buying Company, we see a similar picture as the other companies above. As a professional cash buyer, we provide the same benefits as Property Solvers, including covering all fees, using on-site cash funds and purchasing houses in any state.
On top of this, we also tend to give our customers a higher cash offer (80% on average) and our lowest offer is typically the same as Property Solvers’ highest offer. Our sale process is a lot more streamlined than Property Solvers’ 11-step process. As a result, we’ve been known to buy property within seven days and sometimes as fast as 48 hours.
We also offer alternative sale routes, similar to Property Solvers. You can sell your house at auction with us or we can act as an estate agent and find a buyer for you. These take more time, but can result in a higher sale price.
Company | Experience (years) | Fees | Speed (days) | Offer % of MV | TPO & NAPB Member | Cash Funds | Houses in any State |
---|---|---|---|---|---|---|---|
Property Solvers | 18+ | Zero | 7-28 | Up to 75 | Yes | Yes | Yes |
The Property Buying Company | 20+ | Zero | 7-21 | 75-85 | Yes | Yes | Yes |
Data last updated 12 September 2025
When it comes to online reviews and general public sentiment, The Property Buying Company has over 2,000 more reviews than Property Solvers. These have given us an overall rating of 4.6 out of 5, which is only 0.1 stars below Property Solvers, who only have 114 reviews.
So customer service appears to be similar for both companies. The big difference is we’re working with a larger sample size, proving our consistency with thousands more satisfied customers. We recommend you read individual reviews for both companies and not just take the overall ratings at face value. It can help to get a better idea of a company’s performance and how they deal with people on an individual basis.
Company | Overall Rating | # of Reviews | 5-Star Reviews | 1-Star Reviews |
---|---|---|---|---|
Property Solvers | 4.7/5 | 114 | 92% | 4% |

We’ve shown you some examples of recent reviews for Property Solvers, so it’s only fair we show you the same for TPBC.
I was looking to sell 3 properties at the same time and most of the companies I contacted were lacking in people and communication skills. I then came across The Property Buying company. Although I did not receive what I expected for the sale, this company was so much easier to communicate with, especially Charlotte Melia, who was my contact for the initial discussions on the sale of my flats. Charlotte was always at hand to guide and advise from a neutral stance at all times.
Date of experience: August 5th, 2025
Initially great..phone call within 2 hours of my enquiry…told I would get a valuation the next day…2 days later still nothing…won’t be using this seemingly inefficient service…
Date of experience: April 2nd, 2025
My property was valued at a very good price. This company was very thorough, very helpful and very much in time with their schedules. Nothing was too much trouble. It just so happened that most of the way through organising the sale a relative of mine gave me an offer for the property. He too was a cash buyer, so being family I sold it to him. When I informed The Property Buying Company, they were genuinely pleased for me.

We’d like to be able to answer this question for you. Unfortunately, as a homeowner and seller, you should be the one to make this decision. Hopefully we’ve been able to help by providing the information on this page.
Our advice would be to properly research any cash buyer you want to approach. Weigh up their pros and cons, compare them with other companies and make sure you have a good grasp of their customer service and trustworthiness. You should do this whether you’re looking at Property Solvers or at us or another company.
One of the biggest things you can do in life, financially speaking, is selling a house. If done right, it can be a wonderful experience that leads to financial freedom and untold opportunities for your future. If done wrong, you could end up experiencing one of the most stressful and exhausting moments of your life. You may even lose a lot of money.
With that in mind, you can’t be overprepared for this decision. While Property Solvers has a good reputation and history of customer service, you should keep in mind that you might not make as much selling your house to them as other cash buyers. You may also have to wait longer for that money.
We recommend reading more on how we operate as a cash buyer to compare processes. We also have a great article covering the best quick house buying companies in the UK, including reviews and rankings. We’ve tried to cover everything we can on this page, but there are many more reasons why you should choose us to sell your house.
Check online if we buy houses where you live. If you’re ready to get a free, no-obligation cash offer, simply submit your postcode below. One of our property buyers or representatives will get in contact with you shortly afterwards.
