They offer a complete service covering everything traditional estate agents cover, and they're also open evenings and weekends.

To sell your home through them, you only need to pay one fixed fee. There are no hidden fees and no commission.

Furthermore, you only need to pay once you've sold, but you can choose to pay upfront if you prefer.

Although they are an online estate agency, they do have local estate agents with knowledge of the area.

Using YopaHub, their online tool, you can keep track of viewing requests, offers, and feedback.

How does Yopa work

Yopa provides a unique house selling service similar to Purplebricks. They boast a fast 7 step process however we would say it is slow compared to our house sale process.

To start, they offer a free valuation, which is the first step of their selling journey:

  • Step 1: Valuation

    Book for your local Yopa estate agent to visit who will value your home and let you know the reasons behind the valuation.

  • Step 2: Decision

    Once you're ready to list your home on the market just let Yopa know

  • Step 3: Plan

    Yopa offer 3 different ways to pay; upfront, monthly, or once sold

  • Step 4: Advert

    Your local agent who you met at your valuation will be the one to create your property listing. This will appear on Rightmove, Zoopla, and PrimeLocation, where 98% of buyers start their search

  • Step 5: Viewing

    You can either host viewings or pay a fee for your Yopa agent to hold them

  • Step 6: Conveyancing & Mortgage

    Yopa can provide help with these

  • Step 7: Sell

    With your approval, Yopa can sort out offers and negotiate the best price

Yopas fees

Yopa offer a variety of packages to choose from. There are 3 different payment options and each of these has a core or premium option. The premium option includes a premium listing and the viewing pack for unlimited hosted viewings by the local agent. They both include:

Yopa offer three different core packages to their customers as optional bundles, in which you can also tag on extras.

Awful Experience

I’ve had an awful experience with Yopa—twice. Most recently in 2025, I instructed them to re-list my tenanted property and clearly told them to arrange viewings through my letting agent (Dixons). They ignored this, scheduled viewings without access, and cancelled on buyers last minute. Their agent even told me it was "not their responsibility" to arrange access—completely unprofessional.

The result? Wasted time, lost buyers, frustrated tenants, and no sale. This happened before in 2021 too, proving they haven’t improved. They offered me £50 and a “featured listing” as a resolution, which is an insult after the damage caused.

Avoid Yopa if you want your property taken seriously or handled professionally. I'm now pursuing the matter through the Property Ombudsman.

Was a customer

The local agent was very friendly, and they allowed me to see the property multiple times before purchase. Then during the process, I was able to bring a few people to the house to show them and get their opinion.

Friendly. Enabled me to ask the seller quite a few questions and arrange a good handover. They responded and made me aware of their honest availability to respond or visit the site.

I found Yopa very helpful...

I found Yopa very helpful all through the stages of buying ...

The problem came on completion where we were going to be left sitting outside my new home for hours 4 to 5 to be exact while the agent was off selling more houses with our keys ... it seemed as soon as it completed we were the last thing on her mind .. she was miles away with a full list of viewings..

The keys are not available until she decided to drive over at end of her day ..had it not been for my daughter driving over to fetch them miles away we would have been on drive for hours.. I would not buy a house with an on line estate agent again ..or sell through them as it would be unfair for the buyers

As far as online estate agents go, Yopa isn’t the cheapest on either of their no sale no fee or their pay upfront options, with some online estate agents having a completely free service.

However, the other online estate agents which are cheaper than Yopa generally don’t offer a complete service like Yopa.

Similar to the other online estate agents, Yopa is doing the job of a ‘traditional estate agent’ but operates completely online, meaning they operate during hours that a high street estate agent wouldn’t, for example on evenings.

Also, just like other online estate agents, choosing Yopa has no guarantee that your house will sell and so there’s an amount of uncertainty that comes with choosing Yopa, or another online estate agent.

Yopa vs high street estate agents

With Yopa being an online estate agent, they’re open on weekends and evenings, which is something high street estate agents can’t provide. Also, unlike high street estate agents, with Yopa you only pay a fixed fee upfront, which differs from needing to pay a commission of the sale price to high street estate agents.

Another thing Yopa offer that high street estate agents don’t is the option to either pay upfront or after you sell. However, in the price you pay for Yopa, they will not conduct viewings for you and an EPC isn’t included, both things which a high street estate agent offer as part of their service.

Similar to high street estate agents, you have the option of not paying a penny until you sell if you choose the ‘no sale no fee’ option. However, Yopa will tie you into a minimum of 10 months advertising with them and if you change your mind within this time will still have to pay, even if you choose ‘no sale no fee’.

Also, just like high street estate agents, Yopa can’t guarantee that your house will sell through their service, meaning you could be on the market for months with no success.
